3page_img1Hurricane Harvey is gearing up to be the second most costliest natural catastrophe to hit the United States. Investors and developers are already reaching out to commercial lending institutions in search of funding.

In addition to the immense devastation and human tragedy caused by Hurricane Harvey, its economic impact is expected to rank as the second most expensive natural disaster to occur in America. According to an article in the New York Times, Moody’s Analytics have estimated the damage to be in the $40 to $50 million ballpark. This is second only to Hurricane Katrina which killed almost 2,000 people and caused $130 billion in damage. Note: A recent article in USA Today raised the estimated cost of Hurricane Harvey to $190 billion. Commercial properties that have been flooded are estimated to cover approximately 455,000 square feet. Just as in 2005, rebuilding will accelerate once insurance checks are cut and federal aid is disbursed. And investors are already lining up to raise funds from commercial lending institutions for distressed properties.

Before Harvey hit, the building and construction segments were, as in other parts of Texas, booming in Houston. According to an article in Dallas News, “At midyear, more than 27,000 single-family homes were being built in the Houston area. And more than 23,000 apartments were under construction and scheduled to open this year.” Due to the increase in demand, construction firms and those they employed were already maxed out when Harvey hit. Now, in the wake of the devastation, other investors and contractors will be arriving to fill in the gaps. Just a few of the investment companies looking for commercial lending include Delshah Capital, Madison Realty Capital and Steven Witkoff, a New York developer.

The San Diego Union reported that more than 3,000 national and state guard troops were being deployed to assist with relief and recovery efforts. Water, food and shelter are the top priorities at this time. As the waters recede, there will undoubtedly be an influx of contractors, insurance adjusters and FEMA employees. Currently, there are more than 200 shelters housing more than 32,000 people who have been displaced due to the catastrophic nature of Harvey. Because of these two factors, multifamily units are expected to be in high demand.

Timing

Evaluating your options: commercial mortgages Texas vs. Leasing

Does getting a commercial mortgage make sense for your business or should you get a lease?

Consider the benefits and risks of both options before you decide.

1page_img1You may not be aware of the specific benefits of mortgaging vs. leasing. Both options have their advantages and disadvantages. Below is a summary to help you decide which option may be best for you.

Should you choose to get a mortgage you gain equity in the long term, both as you pay down the mortgage and as the property appreciates in value. This translates into a valuable potential asset for your business, should you choose to sell or refinance the property in the future. Mortgaging also offers stability, as the monthly payment is usually fixed during the term of the mortgage. This option also provides you as a business owner the opportunity to rent any extra space you are not currently using. This ability to earn income from mortgaging your property comes with its tradeoffs. You will be investing more up-front and you will assume responsibility for the safety of your tenants should you choose to rent out any extra space. The high initial investment involved means you will be tied to the space for a longer period limiting your options to expand your business in the future.

Leasing offers greater tax benefits, costs less upfront and generally gives you a wider array of properties to choose from. With a lease, as a business owner you can deduct your lease payments and your utility costs, whereas with a mortgage you have fewer deduction options. The lower initial investment for a lease (usually the down payment is 1/6 of the down payment required for a mortgage) means you can invest more in your business operations upfront. In addition, as a general rule there are usually more commercial properties available for lease than there are available for purchase. Perhaps the greatest drawback of leasing, is that lease payments are usually higher than mortgage payments, you cannot earn equity and the terms of your lease may change. It is usually at the land-lords discretion to redefine the terms of a lease, giving your business less stability in the long run.

So what does all this mean?

When making the decision as to whether to mortgage or lease your business space it is important to ask yourself the right questions. Do you see yourself outgrowing the space in the near future? If so then it is probably better to lease the location. If not, a commercial Texas mortgage offers long term stability and the opportunity to gain additional income, either from equity or the rental of extra space. Fit small business, recommends mortgaging your commercial property should you anticipate staying longer than seven years and leasing it otherwise.

Real Estate Is Going Up…But Now What? Danger Ahead!

2page_img2-bigFrom the bottom of 2012 Real Estate values in the southwest have been on a steady increase, but will soon.........

San Francisco has recovered the most with an average total appreciation rate of 83% since 2012, however other areas have dramatically improved.

Will this trend of the past 5 years continue?  What is lurking on the horizon that can kill the growth and drop us into despair?

My opinion is that the past ups and downs of values were a direct result of our government meddling in our affairs.

1. The crash was a result of our government making it easier for home owners to purchase loans with little concern for their ability to pay.

2. The drop or change in appreciation occurred December 2013 when the government ran out of money and started to argue about increasing the debt limit. (Merry Christmas, do you remember this?)

3. HARP refinance keept a lot of people from foreclosure, if they had equity and a job, but this program is going to end soon.

So what's the future?

Our government again is quickly running of money and the US Treasury will run dry and be empty and be out of money mid May 2017. Without an increase in the debt limit, we are broke and overdrawn on the checking account. Will Congress and our President come to an agreement to increase the debt limit once again? I Doubt it, based on the current feelings of House and Senate. Democrats hate President Trump, and secretly so do the Republican’s. Everyone is out to get Trump, and if House and Senate can stick a failing economy on the president door step everyone will love it (except for the US consumers).

Have you seen any significant legislation out of the House/Senate since Trump was elected? It seems that the only thing that Trump can do is write executive orders. Trumps number one promise to kill Obama Care failed and is never to be visited again. So what's next? An agreement on increasing the debt limit? Good luck on that happening.

What's really surprising is that no one is talking about this soon to be financial disaster. Not on the news, or anywhere. They are too concerned about someone visiting the White House or some other piddly event. The good news is that if we do run out of money, then Obama Care will fail and go away, which is what I think Trump was talking about when he said 'let it die on its own'. It will be around memorial weekend when the country is broke. Just in time to close all the national parks for the holiday weekend.

So if congress cannot come to an agreement to increase the debt limit the government cannot borrow more money, what are they going to do for money? Will they cut Entitlements, cut Social Security, cut Military Pay, Raise Taxes? If you believe this, you are living in a different reality. If there is no agreement to increase the debt limit; the only way to keep spending and not borrowing is to print more and more money. Which means inflation like we never seen before.

Top 6 Reasons to Purchase and Invest in Apartment Buildings

Commercial real estate loans (also abbreviated as CRE), can be defined as any offering of retail, office, industrial, and such other commercial spaces which can be leased (and at times bought), for business use. Commercial real estate can be broken down into various different categories. At the high levels, when you think of types of CRE, you normally think about the office buildings, warehouses, or shopping centers. But in actual fact, commercial real estatecommercial real estate encompasses much more than the aforementioned property types. Below are the different types of commercial real estate;

-Office properties: These include, but not limited to; single tenant buildings, skyscrapers, small professional buildings, and everything else in between. The office buildings are generally classified into one of the 3 categories; the Class A, Class B, or Class C. The classifications are largely dependent on the context. The Class A office buildings are considered to be the best in terms of location and construction. They are usually new buildings with great infrastructure and superb management. The Class B office properties may possess high-quality construction, however, they lack a desirable location. They are normally well managed and well maintained, but may lack proper infrastructure. They make a great investment for commercial real estate investors since they have the potential of high returns on investment through renovations and improvements. The Class C office buildings are basically everything else. They are usually much older buildings, poorly located, and usually require extensive updates and renovation. They also have low rental rates.

-Land; There are 3 categories of land; Greenfield land, Urban Infill land and Brownfiled land. The Greenfield land generally refers to the undeveloped land like a pasture or a farm. The Urban Infill land refers to the land which is located in the city and has been previously developed but is now vacant. The Brownfield land refers to land which was previously used for commercial or industrial purposes, but is now available for reuse. Brownfield land is usually environmentally compromised and requires significant clean up for it to be utilized. That being so, commercial lenders generally prefer land that’s in the path of some future developments.

-Retail; Retail properties can be free standing like the banks or the restaurant buildings. They’re usually found on lower floors of the office properties or multifamily structures.

-Industrial; Industrial properties can range from the smaller properties which are usually known as flex space or R & D properties to large warehouses and heavy manufacturing sites.

-Multifamily; These can include an apartment 4plex, sprawling apartment complexes, high-rise condominium units, among others.

-Others such as hotels, public houses, sports facilities, medical centers, nursing homes, hospitals, car washes, self-storage, theme parks, theaters, bowling alleys, marinas, and even funeral homes, also fall into the commercial real estate category.

After learning about the different types of commercial building available, let’s now take a look at some of the reasons why you should invest in commercial real estate;

-Stable income; One of the major benefits to CRE investment is that the assets are normally secured by the leases that provide a regular/steady income stream, which is significantly higher than your typical stock dividend yields. Unlike the short-term leases for the residential real estate, commercial property leases generally range between 3-10 years.

-Expenses are paid by the tenants; Another great reason why you should invest in commercial properties is that the tenants normally pay the building’s operating expenses; this is especially true in the triple net leases which are very common in the commercial real estate industry. The tenants pay the base monthly lease payment, along with their prorated portion of the property’s expenses, property insurance, real estate taxes, and even maintenance.

-Appreciates in value with time; Commercial Real Estate (CRE) investment generally has excellent appreciation in value as compared to other types of properties. Some of the ways for adding value to the commercial property include, but not limited to; upgrading, renovating, improving the appearance, enlarging, or even restructuring the lease. This also means that commercial property investment carries much less risk than the residential property or stock market.

-Higher income potential; Commercial loans attracts much higher lease payments or rent, per square foot as compared to the residential real estate. This means that an investor has much better chances of earning much more income from a CRE investment.

Spec homes are intentionally built following rather “vanilla” formats as builders have no idea what customized features the buyer would want.
