How to find the right hard money lender for your next project

Just because you cant secure a traditional bank loan doesn't mean you don't have other options, you may have considered a hard money lender but where do you start? What should you expect from a potential lender, and what will a lender expect from you?

A quick google search for private lenders should turn up an endless array of financing options. Because you might need a specific type of lender to match your particular project an online search can prove to be a little overwhelming. You could always try to be more exact with your search terms, trying things like ‘private rehab loans,' or ‘private construction loans.' Being specific with your online searches may help you find the lender that is right for you, but this isn't always the case.

Consider using one numerous lender databases available online to narrow down your financing options. The ideal database would allow you to aim your search for lenders based on the amount of financing you need or will enable you to search for lenders based on your specific project, (i.e., Renovation, construction, commercial, etc).

If you'd rather avoid the hassle of searching for a lender on your own, you could seek out a referral from a licensed mortgage broker. Local real estate investment groups could also put you in touch with lenders they have worked with in the past.

If you find the right lender, the question then becomes what should expect from them and how do you know you're getting the best possible deal.

What should you expect from a potential hard money lender during the application process?

Search relevant government databases to ensure your lender is licensed. Your lender should also be transparent throughout the process. Ensure that they meet their published guidelines related to fees and closing costs. You should also be wary of teaser rates offered by unscrupulous lenders.

Know that every private lender is different and will have their criteria when it comes what they expect from you as a borrower.Ask your lender to be transparent about any documentation you might need throughout the loan application process.

Know what your hard money lender expects from you to get the best deal possible

This type of loan is often used to finance rehabilitation and construction projects. If your seeking financing for renovation or construction, a lender will want to ensure that you are competent and knowledgeable about your project. In these cases, before approaching any lender, have details about the property you wish to purchase, a budget for your renovations and thorough projections about the future profitability of your project. You build up your lenders confidence and gain room to negotiate by demonstrating your understanding of a project's potential.

You need to have a detailed understanding of what your property is worth to qualify for the best possible loan. A private lender usually bases the amount of financing offered on the market value of the property you are purchasing. You won't qualify the largest possible loan if you don't have a good sense of what your property is worth.

HOW TO GET A HARD MONEY LOAN APPROVAL

You have located the property that seems undervalued. Now, how do you get a hard money loan approval to make your first project a reality?

Hard money loans are loans that are generally available from investors as opposed to banks. They are often used to finance real estate transactions, though businesses and those looking for bridge loans also turn to these types of lenders. If your credit score is not strong enough for you to get a loan from a bank, then this is the option for you. These can be used as “bridge” loans between construction and long-term loans. Others turn to hard money loans that they use for rehabbing projects before turning to long-term lenders that want a completed project or a fully leased project.

Some of the questions you should consider are:

1) Does the company you are considering doing business with have a legitimate web site as compared to the web sites that are designed to just gather names and pass it along to a third party.

2) Are there any lawsuits? Any forclosed properties? Are they in good standing with investors?

3) When considering a lender, what is their area of focus? What kind of project have they financed previously?

4) Is there a physical presence for the company, do they have someone you can talk to?

Hard money loans are designed for one to five years. At this time, you will need to refinance the loan or pay it off. Some lenders have the option to extend the loans for a period of time. Interest rates are higher than loans through banks, generally 10% to 20%. Hard money loans fund quickly, usually in as little as one week. This is much shorter when compared to conventional loans which can take up to 30 to 60 days for an approval.

Collateral

The hard money loan is valued at the collateral value of the property not your credit score. Hard money loans are sometimes given to first time home buyers or to home owners that need a bridge loan so that they can buy the house of their dreams without having to wait for their first home to sell. Some hard money lenders fund 60%-70% of the after-repair-value(ARV). This leaves the remaining 30%-40% that you will need to fund. This generally refers to individual properties and not large commercial projects.

The lenders may ask for additional documents such as W-2s and bank statements. Protect yourself legally.

Most hard money lenders are not subject to government regulations. Have an attorney review all documents before you proceed and have an accountant review your projected cash flows. You should have all your documentation in a row such as the schedules and fees for the contractors and when and what they will be doing. Ultimately, you will need to repay the loan which usually occurs in 1 to 5 years. Have an exit strategy and know your lender. Many will consider extending a loan if you are having difficulty coming up with the final balloon payment. At Level 4 Funding, we’ve been in the business of hard money lending for decades and have a solid reputation behind us. Call us if you have any questions or concerns regarding this lending option.

The Difference in Hard Money Loans

Many people, before they delve into the world of real estate investments, think of hard money loans as those you obtain only if you have poor credit and are desperate. Those that have been in the business for a while understand that they are an important lender to have in your lending portfolio and that many have different requirements and protocol.

Hard money loans are often obtained from private individuals that specialize in various types of real estate loans. The rates they offer vary dramatically and can range anywhere from 10 percent and 1- or 2-point origination fees, depending on your terms, to 18 percent interest on a short term loan with a 5- percent origination fee. An origination fee is designed to cover the cost of entering into and processing the loan agreement. Some lenders will roll your origination fee into the loan balance while others require payment upfront. Compare loan APRs along with fees in order to determine who is offering you the best loan.

You’ll find underwriting processes, or loan determinations, very different among lenders of hard money loans. For many, creditworthiness and credit scores are not even considered in the approval process. For others, it is an important consideration. When evaluating what you bring to the table, which includes your down payment as well as your collateral, some will only consider the LTV or loan-to-value ratio while others consider the ARV or after-repair-value. If you’re looking for a loan amount based on the after-value, you will need to come to the table with a solid background in your chosen real estate investment as well as budget and expenses that includes contractor fees.

Some hard money lenders specialize in specific types of properties. For instance, you will find hard money loans specifically for fix-and-flip models while others are solely investing in manufactured homes with land. Obviously, it’s important to find out what types of investments they are willing to loan on before wasting any time with a lender that does not specialize in the type of loan that you need. Generally speaking, most will not lend on an owner-occupied residential property thanks to Dodd-Frank regulations.

The Main Reason Real Estate Investors Choose Hard Money Loans

One of the main reasons real estate investors choose hard money loans is because they are often quick to fund. Many of these types of lenders will fund in as little as a week or less, in comparison to the month or two that traditional lenders take due to underwriting processes and extended time to funding. If an investor finds themselves in a bidding war, having cash on hand can often mean the difference between starting their next renovation or still searching for that ideal property.

At Level 4 funding, we provide funding for all types of real estate investments including multifamily, construction, business and office.

We offer loans with no prepayment penalties and with terms that can be extended. Our popular construction loans start at 9.5 percent APR with 24-month terms and convenient monthly draws. Call us for a no-obligation quote.

Why There are Mixed Signals for Commercial Loans in 2018

Many are optimistic for 2018 to be a great year when it comes to commercial loans, but others are also preparing for some bad financial scenarios to hit this year.

The multifamily market on the west coast could be a cause for some concern. Rental rates have increased, causing the market to be unsustainable. Also, there is stiff competition among lenders, which leads to many dealing with commercial loans to expect an intense 2018 among lenders.

Because of this tough competition, lenders are starting to take more risks by approving higher-risk commercial loans. And if the market takes a turn for the worse, this could put many lenders in a bind. Even though signs do point to a stable 2018, lenders should be prepared in case of a sharp turn.

But the majority in the industry think that momentum from 2017 will carry over into 2018. They also this that not only will there be stability, but that the commercial industry could even see a 5 percent increase.

Many are optimistic for 2018, but some of the issues could be the start of a downfall in the market.

The issues with stiff lender completion and increase in rental rates could be the start of the marketing taking a turn for the worse. It might take a couple of years, but the impact could start in 2018. Especially if the issues continue or if new issues come up.

Some bad signs are also hitting office properties and retail stores.

More people are starting to work from home, which is becoming a bad sign for office properties. With people using their home as their office, there is no need for office spaces, which is leading to a higher vacancy. Retail stores are also starting to lay off more employees, which is another bad sign. That means that they could be on their way to going out of business, leading to the vacancy of even more spaces.

Why Asking the Right Questions is Important While Finding the Right Hard Money Lender

Working with the right hard money lenders is important on so many levels. Many things need to be considered like the location, property type and intended use for the loan. That is why choosing a lender that specializes in hard money is a good idea. Just make sure to ask the right questions to know you are choosing the right one.

A reputable lender will have no issues openly answering any questions that you have. Some questions that are commonly asked include, who decides approval of the loan? Is there any way I can speak directly with that person? Which law firm do you work with to document the information? Don’t be afraid to ask any questions that you may have.

Asking about providing references is also common and it is totally fine to ask for them or to even ask for examples of similar transactions that have financed or approved. Hard money lenders that shows signs of being reluctant to answering these questions or shows any hesitation, could be a red flag and should cause you to dig deeper to find out more information about the lender.

Feel free to ask about how they can work with you if you are unable to qualify for any conventional loans because of things like poor credit. Establishing a trusting relationship with your hard money lenders is going to help you in the long run. You always want to be upfront with your lender and feel comfortable talking about your finances and needs with them. In return, they should always be upfront with you as well.

Always discuss your plans for the future and what you are using the extra funds for.

The first thing to do is decide how you will use the funds and how you want to restructure repayments. Always be thorough with your research. Once you are able to find the right property you want to use your extra funds for, discuss all of these things and what you plan for the future with your lender. They should be involved in the process to help you make the best financial decisions for your plan.

Trusting your hard money lenders is one of the most important factors.

When working closely with anyone on your finances, you want to make sure you trust them completely. Finding a reliable lender will make you feel comfortable asking any questions that you may have and feel comfortable discussing all of your finances. Your lender should be open to answering any questions and should be as helpful as they can throughout the process.

Alternative Ideas for Helping You Obtain Commercial Loans Through a Broker

Why should you seek an alternative lender for your commercial loans? There are many benefits to going this route — Level 4 Funding explains them here, so read on.

You may think you’re alone if you’ve been rejected for a loan before or if you don’t have the requirements to seek a traditional loan. But there are lots of alternative ways to get approval for commercial loans. Even if you have a few bad marks on your credit history or not the highest credit score, or if it’s a matter to a tough economy making conservative banks tighten their wallets even more than usual, that doesn’t mean you aren’t destined to let a loan. Seeking other loans like short-term or hard money loan are good alternatives. If you talk to a broker about these options, they can help you get the best loan for your needs.

There are some differences between traditional long term commercial loans and short-term and hard money loans. First of all, these types of loans don’t typically require such a lengthy and strict application process, “red tape” and bureaucracy that often takes place with conventional lenders or banks, and longer term loans.

One of the most important things to keep in mind when seeking alternative loan options is that lenders that specialize in these look mostly at the probability that you will be able to pay back the terms of the loan back. However, it’s important to know that interest rates are typically higher with short term and hard money loans – this is because lenders are putting up a higher risk. The good news is that these loan applications often are much simpler and easier to get approved quickly than traditional loans, so you can get the money you need — and get it fast! However, high interest rates are worth it if it means taking your business to the next level. Even though you may have higher interest rates, getting this loan can make all the difference for the growth of your company and taking your company to the next level.

It’s important to meet with a broker to find out if a short term or hard money loan is right for you.

When you meet with them, be upfront about what you need and your business experience or history so that they can best help you get the commercial loans you need. Professional lenders and brokers can offer advice on how to prepare for the loan including what documentation you’ll need to submit. These will typically include your financial statements, credit report, business plan, bank statements (personal and business) and more.

Try not to get too stressed out about getting approval for your loan.

Yes, this is a high-stress situation; however letting your emotions get the best of you won’t help. Try to remember to take it one day at a time. There may be snags and setbacks, but keep your eye on the prize — getting your loan approved to help open or grow your business! There are lots of options so just keep in mind that if there is some rejection along the way, it doesn’t mean it’s the end of road for your business dreams. So find the one that’s right for you and you’ll be on your way to making your business dreams come true.

Time-for-a-New-Home-Loan-From-Setabay-Home-Mortgage-952x1024

Can you really increase our chances of getting approved for commercial loans? Indeed there are many ways to improve your odds and Level 4 Funding tells you how.

Commercial loans are important for so many reasons and though they are some of the most complex types of loans, with the right research and “homework,” you can make some real headway to understanding what you need to do to be successful in getting the loan. There are also some things you do to increase your chances of getting approval and ensuring you don’t get rejected, which is more common than you think so if at first you don’t succeed, try and try again!

Finding the right lender is key. Search for a lender with professional experience in the type of loan you are looking to obtain; it’s also nice if they have experience with loans in your specific industry. You want to make sure the lender is one you can trust to advise you on your specific instances as the process can be lengthy and complicated — so trust is an important part of finding the right lender. Start with a lender you may have worked with in the past, but if they aren’t familiar with your needs, it might be a good idea to seek an experts for you kind of commercial loans needs.

Having a lawyer on your side can also help ensure your loan approval success. They can review and advise on documents to ensure everything is in order. If they have experience in your type of loan, that’s even better. Just as with a lender, it’s important that you have a lawyer you can trust to make sure you understand the agreement and everything that you are responsible for.

You’ll want to make sure you can afford the terms in the agreement.

Providing proof or collateral provides lenders with the peace of mind that you’ll be able to make your loan payments or in the case that you aren’t, they will be able to recoup their loses via your collateral. This is certain a way to increase your approval chances.

Having good credit is critical – but it’s not everything.

A few more ways to up your changes of approval include being organized and prepared – knowing what you want and being prepared to show the lender how to intend to make profit back is just as important as those 700+ credit scores. Sometimes it’s just about finding the right lender that really believes in your business dream and truly wants to help you make it possible. Having a plan “B” in place, having all your financial documentation and even having some down payment are also ways to increase your chances. Remember, it’s very common that first time loanees get rejected and that doesn’t mean all hope is lost. There are so many options when seeking commercial loans that you can get creative and find alternative ways to get the finances you need to fuel your dreams! So go for it!

California Private Money – Rehab Loans

If you know a thing or two about California private money then you probably know that there are several different types of loans that you can get with this particular kind of financing. For instance, if you are looking for a rehab loan then your best bet in securing that loan is either via a private lender or a lender that offers hard money financing.

HouseRehab loans are essentially loans that allow you to modify an existing commercial property in order to increase the overall value or worth of the property. These particular kinds of loans are typically not so easy to come by even when dealing with private niche lenders that thoroughly understand your goal and business vision. But, just because it is more challenging to secure rehab loans with California private money does not mean it is impossible.

In fact, if you do your research you can find a few reputable private niche lenders that are willing to lend a helping hand. Generally, one of the best ways to find these kinds of lenders or any lenders for that matter is to first do an extensive search via your state’s lender directory or you can start small even by doing a cursory online search of private rehab lenders. With the online lender directory, you will be able to narrow down your list of potential lenders based on the loan amount desired, the type of project i.e. industrial, commercial, land or multi-family, etc. If on the other hand, you choose to do a cursory search via a search engine such as Bing or Google, you will find a variety of local niche lenders that may be of use to you. Moreover, you can also find your future private lender by referral if you are looking for options closer to home or without the hard money middle man i.e. obtaining financing from a business associate or family member, etc.

Regardless, of where or how you find your potential niche lenders, it is important to know what each specific lender expects. In other words, you may have found a few good California private money lending options that will ultimately result in you securing a rehab loan, so make sure you know what is required of you so your business remodel is quickly funded.

Rehab Lender Expectations

Of course, it’s important to note that private money, in general, is more flexible. Consequently, what one rehab lender will require or need from you another rehab lender more than likely will not. With that being said, it is still in your best interest to learn up front what each potential lender does or doesn’t need from you.

Things to Consider with Rehab Lenders

Lastly, when dealing with your private lender remember that they generally want to some protections in place just in case you do not make the agreed-to improvements. You should also consider the extent of the project, the upside to the remodel, your personal financials and the possible prepay penalties that your private lender has a right to impose if they so choose.

California Private Money Construction Loans

California private money financing can be used for a variety of business purpose such as new construction or remodeling/updating your current commercial property. So let’s go over a few important details when it comes to using private financing for construction loans.

iStock_000004881875_LargeCalifornia private money construction loans are generally the way to go when your new business venture is one of construction or remodeling. It is the way to go because, as anyone in the commercial real estate business will tell you traditional financing avenues are less likely to approve loans for construction purpose. This somewhat reason change in lending doesn’t mean that California private money construction loans are instantly approved but rather that non-bank lenders are willing to fund these kinds of loans if they meet the necessary requirements.

Typically, these requirements allow non-bank lenders to feel more confident in their assumed risk. Therefore, when dealing with these lenders, it is important to keep in mind several key factors that have the ability to make or break your new construction or remodeling funding. One key factor, in particular, that you should make note is your desired location for your project or if you are remodeling an existing commercial property make note of the actual benefit of the upgrades to your business. Remember, your lender has to be comfortable with what you are using, in essence, their money for.

Another important key factor here is the overall process of the construction i.e. the actual draw process of your builder, if applicable to your situation. In other words, if your lender is insisting that the builder is paid via the title company—you need to understand how that process works. You also need to understand California state lien laws. Similarly, it is important to know where your lender stands in regard to the lot cost/lien when dealing with new construction.

Other Things to Consider

Unsurprisingly, other things you should be considering are your potential lender’s down payment requirements. As you are more likely already aware of, there are state regulations that affect your lender’s requirements, rates and fees. But, with that being said, there is a wealth of non-bank lenders, especially in California. Consequently, as long as non-bank lenders abide by the set state regulations, there is still some wiggle room i.e. lenders rates can still vary as long as they do not exceed a certain percent amount. So be clear on what you need as well as how much of a deposit you are able to come up with and do not forget to do your research so you are clear on general terms/fees.

New Construction Dreams come true

Ultimately, if you are prepared and keep in mind the above-mentioned important key factors, getting approved for non-bank funded construction loan should not be extremely difficult. Lastly, if your project calls for more than one construction loan as in the case of real estate development projects do not be discouraged many non-bank lenders are willing to work with you and allow you to have more than one active loan at a time.

California Private Hard Money Lender Requirements and Regulations

When dealing with a California private hard money lender there are several things you need to know to ensure that you are not falling victim to predatory lending. Moreover, let’s go over a few tips so you are not just borrowing blindly.

As you are probably already aware, hard money lenders, in essence, are still private money lenders. This means that your potential California private hard money lender is a non-bank lender. Historically, non-bank lenders have been able to lend money with limited regulations. Originally, this flexibility with California private hard money lender requirements made sense as the government shouldn’t be able to tell your father that he cannot lend you some cash for your start-up.

But, now financial reforms which were absolutely necessary after the real estate collapse means that there are some requirements when it comes to non-bank lending. For instance, the issue of mortgage licensing was not applicable to non-banker lenders i.e. individuals, companies and so on. Moreover, due to the almost overwhelming number of non-bank lenders in California, these new requirements have a lot of weight.

So what exactly do new regulations and requirements for potential borrowers and you? Well, for starters, there is now a fixed interest rate (the Usury law ensure that you will not be charge excessively high rates) that applies to these particular types of loans. In California, that “usury rate” is a maximum of ten percent per year. In addition to making sure that you aren’t financially drowning due to a commercial purchase or business purpose loan, etc., as previously mentioned, the issue of mortgage licensing now affects what type of property you can use hard money financing for. You also now need more documentation in order to properly secure your hard money loan than you once did.

The Real Deal with Licensing

The real deal with mortgage licensing (Real Estate Broker License) is it may or may not apply to your particular business venture. In other words, depending on the property type your lender may need to be licensed or they may not. This means if your next business venture is multi-family residential property your lender will most likely need to be licensed( depending on the particular state your potential property is located in also factors in as laws and requirements vary per state). Furthermore, it is important to note that what truly determines whether or not a broker license is required is actually your intended use of the financing.

Your Win-win Solution

Ultimately, it pays to do your research and figure out what your state requirements are. Furthermore, if your business venture ends up being a cross-state transaction you should be aware of the fact that both states regulations and requirements are applicable. With that being said, if you are looking for a non-bank lender, then make sure that you ask around i.e. get references, especially if you are not sure on whether or not you needed a licensed non-bank lender. You can also find reputable lenders by attending real estate events in your area or by networking with other real estate investors.

California Private Money – Providing a Helping Hand

If you are in the market for some prime California commercial real estate or land, it can be hard to properly manage your expectations. The good news is you may not have to compromise on what you need if you consider your California Private Money options thoroughly.

hard money personal at phoenix arizona hard money_edited-1First thing’s first, private money is the best option for you or your business venture when you are looking for non- institutional financing i.e. when you are looking for loan money that comes from an individual or a company even. Based on that definition, it is also important to note that California private money is not necessarily as their hard money or anyone else’s for that matter.

Though both California private money and hard money are both asset-based financing, the true different is that hard money still comes from a licensed lending source whereas private money can come from a non-licensed source such as friend or family member or business partner. Furthermore, when dealing with private money, there is often more flexibility overall i.e. fewer regulations. Due to this flexible, you have more room to negotiate your loan terms (limits, loan duration, interest rates, etc.).

So what does this all mean? It means that private is usually more affordable but in reality, hard money is typically easier to find, especially in California. With that being said, you feel a little more comfortable with the term private money. Moreover, you should be clear on the difference between private and hard money in California. So without further ado, let’s go the various types of private money loans that are available to you and your business.

Types of Private Loans

There are several different types of private money loans you should consider. Clearly, depending on your business plan one particular kind of private loan will stand out amongst the rest or rather will be the better option in the long run. Since private money, in essence, can be acquired from practically anyone who has the spare change it doesn’t seem too far-fetched that you can get private money for basically anything i.e. real estate purchases, land new construction, commercial and more.

Advice on Who to Ask

Generally, you can ask a handful of people for a private money loan. In fact, who you can ask to help you finance your next commercial venture is so broad there ate categories—primary, secondary and third circles. The primary circle for your private money options is, as briefly mentioned, your co-workers, family members, neighbors and friends. On the other hand, your secondary circle is basically comprised of associates of your primary circle members, if that make sense. In essence, your secondary circle people are a result of proper networking. Lastly, you have your third circle potential private money lenders include strangers, people you’ve been able to connect with through advertising and accredited investors. Ultimately, regardless of where you decide to pool your financing from, it is important to note that you can raise capital or rather find investors in any of one these third circles so you are not limited.
