Why Asking the Right Questions is Important While Finding the Right Hard Money Lender

Working with the right hard money lenders is important on so many levels. Many things need to be considered like the location, property type and intended use for the loan. That is why choosing a lender that specializes in hard money is a good idea. Just make sure to ask the right questions to know you are choosing the right one.

A reputable lender will have no issues openly answering any questions that you have. Some questions that are commonly asked include, who decides approval of the loan? Is there any way I can speak directly with that person? Which law firm do you work with to document the information? Don’t be afraid to ask any questions that you may have.

Asking about providing references is also common and it is totally fine to ask for them or to even ask for examples of similar transactions that have financed or approved. Hard money lenders that shows signs of being reluctant to answering these questions or shows any hesitation, could be a red flag and should cause you to dig deeper to find out more information about the lender.

Feel free to ask about how they can work with you if you are unable to qualify for any conventional loans because of things like poor credit. Establishing a trusting relationship with your hard money lenders is going to help you in the long run. You always want to be upfront with your lender and feel comfortable talking about your finances and needs with them. In return, they should always be upfront with you as well.

Always discuss your plans for the future and what you are using the extra funds for.

The first thing to do is decide how you will use the funds and how you want to restructure repayments. Always be thorough with your research. Once you are able to find the right property you want to use your extra funds for, discuss all of these things and what you plan for the future with your lender. They should be involved in the process to help you make the best financial decisions for your plan.

When working closely with anyone on your finances, you want to make sure you trust them completely. Finding a reliable lender will make you feel comfortable asking any questions that you may have and feel comfortable discussing all of your finances. The Difference between Bank Commercial Loans and Private Hard Money Lenders

3page_img1Hurricane Harvey is gearing up to be the second most costliest natural catastrophe to hit the United States. Investors and developers are already reaching out to commercial lending institutions in search of funding.

In addition to the immense devastation and human tragedy caused by Hurricane Harvey, its economic impact is expected to rank as the second most expensive natural disaster to occur in America. According to an article in the New York Times, Moody’s Analytics have estimated the damage to be in the $40 to $50 million ballpark. This is second only to Hurricane Katrina which killed almost 2,000 people and caused $130 billion in damage. Note: A recent article in USA Today raised the estimated cost of Hurricane Harvey to $190 billion. Commercial properties that have been flooded are estimated to cover approximately 455,000 square feet. Just as in 2005, rebuilding will accelerate once insurance checks are cut and federal aid is disbursed. And investors are already lining up to raise funds from commercial lending institutions for distressed properties.

Before Harvey hit, the building and construction segments were, as in other parts of Texas, booming in Houston. According to an article in Dallas News, “At midyear, more than 27,000 single-family homes were being built in the Houston area. And more than 23,000 apartments were under construction and scheduled to open this year.” Due to the increase in demand, construction firms and those they employed were already maxed out when Harvey hit. Now, in the wake of the devastation, other investors and contractors will be arriving to fill in the gaps. Just a few of the investment companies looking for commercial lending include Delshah Capital, Madison Realty Capital and Steven Witkoff, a New York developer.

The San Diego Union reported that more than 3,000 national and state guard troops were being deployed to assist with relief and recovery efforts. Water, food and shelter are the top priorities at this time. As the waters recede, there will undoubtedly be an influx of contractors, insurance adjusters and FEMA employees. Currently, there are more than 200 shelters housing more than 32,000 people who have been displaced due to the catastrophic nature of Harvey. Because of these two factors, multifamily units are expected to be in high demand.

Evaluating your options: commercial mortgages Texas vs. Leasing

Does getting a commercial mortgage make sense for your business or should you get a lease?

Consider the benefits and risks of both options before you decide.

1page_img1You may not be aware of the specific benefits of mortgaging vs. leasing. Both options have their advantages and disadvantages. Below is a summary to help you decide which option may be best for you.

Should you choose to get a mortgage you gain equity in the long term, both as you pay down the mortgage and as the property appreciates in value. This translates into a valuable potential asset for your business, should you choose to sell or refinance the property in the future. Mortgaging also offers stability, as the monthly payment is usually fixed during the term of the mortgage. This option also provides you as a business owner the opportunity to rent any extra space you are not currently using. This ability to earn income from mortgaging your property comes with its tradeoffs. You will be investing more up-front and you will assume responsibility for the safety of your tenants should you choose to rent out any extra space. The high initial investment involved means you will be tied to the space for a longer period limiting your options to expand your business in the future.

Leasing offers greater tax benefits, costs less upfront and generally gives you a wider array of properties to choose from. With a lease, as a business owner you can deduct your lease payments and your utility costs, whereas with a mortgage you have fewer deduction options. The lower initial investment for a lease (usually the down payment is 1/6 of the down payment required for a mortgage) means you can invest more in your business operations upfront. In addition, as a general rule there are usually more commercial properties available for lease than there are available for purchase. Perhaps the greatest drawback of leasing, is that lease payments are usually higher than mortgage payments, you cannot earn equity and the terms of your lease may change. It is usually at the land-lords discretion to redefine the terms of a lease, giving your business less stability in the long run.

So what does all this mean?

When making the decision as to whether to mortgage or lease your business space it is important to ask yourself the right questions. Do you see yourself outgrowing the space in the near future? If so then it is probably better to lease the location. If not, a commercial Texas mortgage offers long term stability and the opportunity to gain additional income, either from equity or the rental of extra space. Fit small business, recommends mortgaging your commercial property should you anticipate staying longer than seven years and leasing it otherwise.
